Rental Turnover Checklist
Make-ready cleaning between tenants, in the order it's usually inspected.
A turnover is measured in days of lost rent. This is the sequence that gets a unit listable fastest.
Kitchen
- Countertops cleared and wiped, including behind small appliances
- Sink and faucet scrubbed, including the base and drain edge
- Cabinet fronts wiped, handles degreased
- Cabinet and drawer interiors vacuumed and wiped
- Range, cooktop and control knobs degreased
- Oven interior, racks and door glass
- Range hood, filter and the wall behind the range
- Refrigerator interior, shelves, drawers and door seals
- Refrigerator exterior including the top and sides
- Dishwasher interior, filter and door edge
- Microwave inside and out
- Backsplash and grout lines
- Floors swept, mopped and edges detailed
Bathrooms
- Shower and tub walls, floor and door tracks descaled
- Grout scrubbed and soap scum removed
- Fixtures, shower head and handles descaled
- Toilet including base, behind the seat and the bolt caps
- Sink, counter, and the seam where they meet
- Mirrors and any glass
- Cabinet and drawer interiors
- Exhaust fan cover
- Floors including behind the toilet
Throughout
- Baseboards, door frames and door tops
- Light switches, outlet plates and door handles
- Interior windows, sills and tracks
- Ceiling fans and light fixtures
- Vents and air returns
- Closet shelving and floors
- Walls spot-cleaned for marks
- Floors vacuumed and mopped, edges and corners detailed
Turnover-specific
- All cabinet and drawer interiors emptied and wiped
- Appliance interiors including refrigerator seals
- Blinds dusted or washed
- Wall marks spot-cleaned, scuffs addressed
- Balcony, patio or storage areas cleared and swept
- Any items left by the previous tenant removed
