What actually affects the cost
- Square footage
- The single largest driver. More floor and more surface is more time.
- Number of bathrooms
- Bathrooms are the most labour-dense rooms in a house — often more than bedrooms.
- Current condition
- Recovering a home that hasn't been cleaned recently takes longer than maintaining one that has.
- Frequency
- Weekly costs less per visit than monthly, because less accumulates between visits.
- Scope
- Cabinet interiors, appliance interiors, interior windows and baseboards materially change the time required.
- Occupancy
- An occupied home means working around belongings; an empty one is faster per square foot.
- Pets
- Hair and dander add vacuuming time and often additional surface work.
- Access and parking
- Stairs, gated entry and distant parking add time to every trip in and out.
