What actually affects the cost

Square footage
The single largest driver. More floor and more surface is more time.
Number of bathrooms
Bathrooms are the most labour-dense rooms in a house — often more than bedrooms.
Current condition
Recovering a home that hasn't been cleaned recently takes longer than maintaining one that has.
Frequency
Weekly costs less per visit than monthly, because less accumulates between visits.
Scope
Cabinet interiors, appliance interiors, interior windows and baseboards materially change the time required.
Occupancy
An occupied home means working around belongings; an empty one is faster per square foot.
Pets
Hair and dander add vacuuming time and often additional surface work.
Access and parking
